As well as small specialist firms, large national operations based in the valley include Amazon, John Lewis, Arla Foods, Veolia, and Siemens.

Business Rates on Commercial Property for Rent in Leeds

Don’t forget your additional overheads when setting your budget for renting commercial property.  One thing you may need to pay is business rates which are charged on most commercial properties such as shops, offices, warehouses and factories.

Leeds City Council will send you a business rates bill for the following tax year around February.

If the commercial property you rent has a rateable value below £51,000, you will pay the small business rate, which is lower than the standard rate.

Additionally, if you only rent one property and the rateable value is less than £15,000, you can apply to Leeds City Council to get small business rate relief.

For properties with a rateable value of £12,000 or less you don’t pay anything.

Rate of relief tapers off at the value approaches £15,000.

If you rent a second property, you’ll keep getting any existing relief on your main property for 12 months.  You may still qualify after this if none of your other properties have a rateable value above £2,899 and the total rateable value of all your properties is less than £20,000.
